A land assembly is the joining of adjacent lots to make a larger parcel of land which is then sold to a developer. By coming together with your neighbours you are able to demand a higher purchase price for your property than if you were to list it independently.
Once we sign an exclusive listing with each property owner we will then present the lots as a package to our network of trusted developers. We usually sign for a period of 6 months which will allow us to find the best developer for the land.
A few things to consider when considering a land assembly vs. an individual sale:
Longer time frame: The closing time frame may be much longer than a residential contract. This allows the agent to find a suitable buyer and get the best possible deal.
Cohesiveness: If one party does fully cooperate it can cause complications with the completion of the transaction.
Market Risk: This applies to all transactions as property prices are dynamic. Be informed and understand that prices may go up or down depending on a number of factors - this is usually out of your hands. However, remember that in a land assembly, the owner is able to get a price above market value.
Sellers Remorse: The thrill of fetching a higher price for your property does not last forever. The loss of ones home can be an emotional process for some.
